Information about applications for home extensions

The increased size limits for single-storey rear extensions that were previously time limited and due to expire on 30 May 2019 have now been made permanent by government.

​With effect from 19 August 2019, the government has introduced a fee of £96 for this process that will apply to all applications from this date forward.

These larger extensions (i.e. if they extend between 4 and 8 metres, or between 3 and 6 metres) must go through the neighbour consultation scheme.

It is the responsibility of the developer to ensure that they correctly apply to the authority, clearly stating the notification is under this scheme and provide all the necessary information required. Failure to provide all the information will result in your notification being treated as incomplete and will be returned to you. 

No development shall start until:

  • you receive written notification from the local planning authority(us) that either prior approval is not required; prior approval is required and given
  • the expiry of not less than 42 days following the date on which the information was received by the local planning authority and no written notification has been sent to the developer as to whether prior approval is given or refused.

You can not submit a notification under this procedure if your property is within a conservation area. You will also need to ensure that all parts of class A part 1, schedule 2 of the town and country planning (general permitted development) order 2015 apply.
