The government will soon establish the ‘Register your rental property’ service (previously known as the ‘PRS Database’).
They will begin rolling out the service on a regional basis across England from 15 December 2026.
Landlords with properties in the North East will need to register themselves and their properties on the service between 15 June 2027 and 14 September 2027.

Landlords of assured or regulated tenancies will need to register themselves and each of their properties through the service.
There will be an annual £65 registration fee per property, and landlords will need to renew their registration each year.
If a Landlord doesn’t register their properties, councils have the power to take enforcement action. Landlords may receive a fine of up to £7,000 for an initial breach. For a repeated breach, landlords may be prosecuted or receive a fine of up to £40,000.
Landlords will need to record details of their properties, like the address and the number of residents and bedrooms, as well as the amount of rent they are receiving for a property. They’ll also need to demonstrate they meet health and safety standards by uploading gas, electric, and energy performance certificates.
In future, tenants will be able to use the service to help them make better informed decisions about where they rent.
