Simplified Planning
All Enterprise Zone sites in Redcar & Cleveland benefit from simplified planning regimes implemented through Local Development Orders and Planning Performance Agreements, both of which have been developed to ensure that any development on the Enterprise Zones should not come up against any onerous planning hurdles, provided certain criteria are met.
Simplified planning regimes on the Enterprise Zones reduce red tape in order to speed up the development of the sites. All the Redcar & Cleveland Enterprise Zone sites have either Local Development Orders or Planning Performance Agreements in place through the Redcar & Cleveland borough Council.
Kirkleatham Business Park will be managed through Local Development Orders. LDOs grant planning permission for the type of development outlined in the order so there is no need to submit a formal planning application and wait for approval. This can provide certainty for companies or developers looking to develop the sites and save both time and money.
The additional sites at PD Ports/South Bank Wharf, and Wilton International, are managed through Planning Performance Agreements. PPAs establish a partnership framework and management programme for dealing with a development proposal. They identify the complex needs of both the project and the location from the outset so help minimise risks, decision making delays and potential costs of appeal.
As long as the company's proposals fit into the planning scheme that will set out the activities that will be allowed on site, the scale of development and design guidance, they will not require planning permission or incur planning application fees.
