Larger Home Extensions - Neighbour Consultation Scheme

Between 30 May 2013 and 30 May 2019, householders will be able to build larger single-storey rear extensions. The size limits will double from 4 metres to 8 metres for detached houses, and from 3 metres to 6 metres for all other houses.
These new larger extensions (i.e. if they extend between 4 and 8 metres, or between 3 and 6 metres) must go through the neighbour consultation scheme.

PLEASE NOTE: It is the responsibility of the developer to ensure that they correctly apply to the Authority, clearly stating the notification is under this scheme and provide all the necessary information required. Failure to provide all the information will result in your notification being treated as incomplete and will be returned to you.

No development shall start until you receive written notification from the Local Planning Authority that either prior approval is not required; prior approval is required and given; or the expiry of a period of not less than 42 days following the date on which the information was received by the Local Planning Authority and no written notification has been sent to the developer as to whether prior approval is given or refused.

To benefit from these permitted development rights, the extension must be completed on or before 30 May 2019. The developer must notify the local authority in writing of the date of completion.

You can not submit a notification under this procedure if your property is within a Conservation Area. You will also need to ensure that all parts of Class A Part 1, Schedule 2 of the Town and Country Planning (General Permitted Development) Order 2015 apply.
